Industrial Portfolio Acquisition (Houston, Harris County)
This project involved performance of ASTM Phase I ESAs, Compliance Reviews, Asbestos Inspection and Mold (IEQ) Surveys of 17 industrial warehouse properties encompassing more than 3 million square feet of improved and unimproved industrial property. This project also required the compilation of cost estimates to address potential concerns, and corrective action suggestions within associated built environments. This project was completed quickly (28 days) to meet client closing deadlines. The purchase represented one of the largest real estate transactions in 2002 within the Houston marketplace.
National Waste Management Firm (Regional Facility Portfolio)
As a comprehensive corporate-led effort, TGE conducted petroleum storage tank (PST)compliance audits of more than 350 facilities, including transfer stations, landfills, vehicle maintenance “barns” and recycleries across six states. This effort involved review of client and state PST files, comparison of this information to state and federal statutes, preparation of a client/facility database, and compilation of costs necessary to bring all facilities into compliance within a defined time line. TGE also conducted full Phase I and CERCLA audits for 50+ locations for this client prior to “roll ups” (purchases) of like facilities to enhance its territory/customer base across Texas and other states in this region.
Former Stericycle Facility (Terrel, Texas)
TGE conducted assessment/delineation of soil impact for closure of a solid waste management unit related to former operation of a medical waste incinerator; performed sludge profiling, removal and confirmation testing; and prepared and filed an Affected Property Assessment Report (APAR) and an APAR Addendum.
Ware Industries Inc. (Pasadena, Texas)
As a result of real estate transactional investigation, impact to the site with chlorinated hydrocarbons was found within this highly industrial section of Harris County. Under Ms. Franks' management, and following comprehensive assessment characterization and remediation of various affected areas, this site successfully received a Remedy Standard A (as opposed to Innocent Owner Program) under Texas Risk Reduction Program (TRRP) without limitations of use.
Former Foam Plastics (Houston, Texas)
As a result of investigations conducted by TGE (1999 through 2007), TGE coordinated remediation activities, groundwater and soil monitoring efforts, and completed various documents and reports for the site. In addition, TGE completed oversight of installation of concrete caps for two areas of impacted surface soil under a Proposed Remedy Standard B Voluntary Cleanup Program (VCP) case closure.
Metal Prep (Houston, Texas)
Consequent to construction related excavation, TGE conducted environmental forensic evaluation and physical testing of historical artifacts found associated with exhumed containers, and assisted with characterization and physical/forensic review of select waste materials, containers, and associated “historical” evidence. As approved by Client, collected samples were submitted for forensic testing and attempts were made to establish former ownership of the containers associated with the contaminated waste and associated debris (artifacts). The subject waste/containers were subsequently transported off-Site for proper management/disposal.
