Phase I ESA
We apply the American Society for Testing and Materials’ (ASTM) Standard and the Environmental Protection Agency’s (EPA’s) “All Appropriate Inquiry” rule to define “good commercial and customary practice” as required by the lending community. TGE seamlessly integrates building-related services (asbestos, lead, mold assessment/testing) per request. Phase II ESA
To characterize (test for) the actual presence of "Recognized Environmental Conditions" (RECs) at a property, if reported in a Phase I ESA, TGE's team of licensed geoscientists apply ASTM & local/State requirements in Phase II ESA performance, tailored to client needs & objectives. Limited Scope Assessments
At times, clients disclose rather singular needs that do not necessarily warrant ASTM or AAI work scopes. TGE can produce “hybridized” reports such as Transaction Screens, Desktop Reviews, or similar lender-driven work products to advance “low risk” transactions or to fill gaps. The LSA can be a cost-effective alternative to allow client lending to be secured and the real estate transaction closed.

Peer Reviews & Cost Estimates

Especially when complicated and high-risk findings are reported, and for costly remediation estimates requiring skilled and fact-based review - and for typical work products brought by lenders because they were prepared by "non-listed" consultants, TGE provides opinion in a clear, unambiguous, and objectively prepared response. Peer review is a cost-effective tool that can allow a lender to close a real estate deal with comfort. With well in excess of 1,000 peer and remediation cost estimate reviews performed over the last 25+ years, this sought-after service has been applied for projects involving a range of use from greenfield land to highly contaminated urban property, allowing new land development as well as return (for reuse) of previously contaminated, high-risk projects with desired ("passed") lender risk tolerance under policy.
