Challenges

Planned property redevelopment of a 10-story, Class-A office
building slated to house a Fortune 500 Company’s Corporate
Headquarters ; construction and final occupancy was delayed
due to the presence of elevated concentrations of methane in the
subsurface related to backfilling of a historic quarry and
disposition of “lake fill.”

Conducting methane monitoring during building foundation construction

Design, installation, and testing of a sub-slab Vapor Intrusion Mitigation System (VIMS)

Solution

Comprehensive due diligence that included expanded historical
review, extensive soil vapor characterization, engineering design
of an active Vapor Intrusion Mitigation System (VIMS), and
routine agency communication to maintain and drive schedules.
TGE designed the system, obtained permits, assisted with
installation contractor selection, oversaw construction,
conducted compliance monitoring, and certified the system.

Outcome

TGE met project objectives, the system “passed” all engineering
tests, and proved protective for site conditions – a satisfied
client and tenant.
